Job Purpose
The Maintenance Technician is responsible for supporting the day‑to‑day maintenance operations of the community, including service requests, grounds and common area upkeep, and maintaining positive resident relationships. This role supports a safe, clean, and well‑maintained living environment in alignment with University Partners standards.
Primary Duties & Responsibilities
Responsibilities include, but are not limited to, those assigned by the Maintenance Supervisor or Community Manager.
Resident Service & Community Standards
- Provide excellent customer service to residents, guests, employees, and contractors.
- Complete routine service requests within 24 hours, as directed.
- Maintain cleanliness of the community, including common areas, breezeways, models, and vacant units.
- Spot clean model and vacant units daily.
- Enforce community trash and cleanliness standards and report violations to the Maintenance Supervisor.
Work Orders & Maintenance Operations
- Complete assigned work orders in accordance with the 24‑hour response policy.
- Report maintenance concerns and property issues promptly to the Maintenance Supervisor and Community Manager.
- Maintain the maintenance shop in accordance with company policies.
- Inform the Maintenance Supervisor of needed supplies and inventory shortages.
Daily & Weekly Responsibilities
- Attend daily meetings with the Maintenance Supervisor to review assignments and work orders.
- Accurately record time using company‑provided systems; obtain approval prior to overtime.
- Conduct daily common area inspections prior to 9:00 a.m. to identify maintenance issues.
- Perform peak‑day trash pickup and grounds inspections as directed.
- Provide scheduled weekend coverage for common areas and Saturday afternoon cleans.
- Participate in on‑call rotation during non‑business hours, as assigned.
Make‑Ready & Turn Process
- Complete make‑ready tasks per the turn schedule provided by the Maintenance Supervisor.
- Install vendor locks within 24 hours of receiving keys.
- Communicate vendor performance or scheduling issues to the Maintenance Supervisor.
- Ensure all work is approved prior to starting and completed per standards.
- Complete and submit turnkey checklists with required supervisor signatures.
- Perform key change‑outs once units are leased and move‑in is scheduled, documenting in the system.
Inspections, Safety & Compliance
- Perform scheduled preventative maintenance and inspections, including:
- Breezeway inspections
- Car checks
- Safety and trip hazard inspections
- Attend monthly safety meetings and remain informed of safety regulations.
- Maintain required OSHA, EPA, and MSDS logs as directed.
- Log and maintain pool chemicals daily in compliance with local codes.
- Assist with equipment inventory and report missing or damaged items immediately.
Quarterly & Ongoing Responsibilities
- Perform quarterly unit inspections, including filter replacements and checks for mold or other issues.
- Provide resident notices related to HVAC use, trash, and recycling policies.
- Maintain appropriate inventory levels and assist with verification processes.
- Communicate certification, training, and licensing needs to the Maintenance Supervisor.
Move‑In / Move‑Out Support
- Coordinate with vendors during move‑out and make‑ready processes.
- Complete unit punches as directed by the Maintenance Supervisor.
- Provide feedback on vendor performance and adherence to schedules.
Qualifications
- Working knowledge of electrical, plumbing, HVAC, and basic construction.
- Mechanical aptitude with a willingness to learn.
- Strong customer service, communication, and interpersonal skills.
- Ability to follow written and verbal instructions and complete documentation.
- Organized, detail‑oriented, and able to manage time effectively.
- Professional demeanor and ability to work collaboratively in a team environment.
- Ability to maintain confidentiality and accept constructive feedback.
- Must provide own tools.
Physical & Scheduling Requirements
- Ability to climb ladders and lift/carry heavy loads.
- Ability to work weekends, overtime, and be on‑call as required.
Education & Experience
- High school diploma or GED required.
- One to three months of related experience or training, or an equivalent combination of education and experience
Certifications & Licenses - HVAC certification as required.
- Valid driver’s license and proof of insurance.
