Leasing Consultant
Job Purpose
The Leasing Consultant supports the community’s leasing, occupancy, and resident-retention goals by delivering an exceptional experience from initial inquiry through move-in and renewal. This position conducts tours, manages prospect follow-up, processes applications and lease documents, assists residents, and supports marketing initiatives while complying with Fair Housing laws and company policies.
Essential Duties and Responsibilities
- Provide professional, responsive service to prospects, residents, parents, guarantors, visitors, vendors, and university partners.
- Respond to leasing inquiries, identify prospect needs, conduct community tours, and communicate available apartments, pricing, amenities, and lease terms.
- Use effective sales, follow-up, closing, and objection-handling techniques to achieve leasing and occupancy goals.
- Maintain accurate prospect, applicant, lease, and resident information in Entrata.
- Guide applicants through the application process and obtain required documentation, payments, and signatures.
- Prepare accurate leases, addenda, and move-in documents for management review and approval.
- Follow all Fair Housing laws, company policies, and confidentiality requirements.
- Maintain consistent prospect follow-up and accurate guest cards, traffic records, and communication notes.
- Support resident-retention and renewal campaigns through timely outreach and document preparation.
- Respond to resident questions and concerns, enter work orders, and coordinate follow-up with the maintenance team.
- Inspect the model, leasing path, amenities, signage, and common areas to ensure they remain clean, attractive, and tour-ready.
- Maintain a professional and organized leasing office and complete assigned opening and closing procedures.
- Assist with outreach marketing, resident events, referral programs, and other occupancy-building initiatives.
- Maintain awareness of competitor pricing, availability, amenities, and promotions.
- Assist with roommate matching, apartment inspections, move-in coordination, and high-volume turn activities.
- Distribute keys, parking decals, access credentials, and other move-in materials according to property procedures.
- Complete lease-file audits, data reviews, and other administrative responsibilities as assigned.
- Perform additional duties as directed by the Community Manager or immediate supervisor.

- Professional, positive, and enthusiastic approach to assisting prospects and residents.
- Ability to conduct engaging tours and effectively communicate the community’s value.
- Strong organizational, follow-up, and time-management skills.
- Ability to manage multiple priorities in a fast-paced environment.
- Ability to read and understand lease documents, policies, and operating procedures.
- Ability to maintain accurate records and protect confidential information.
- Proficiency with basic business math, including percentages, rates, discounts, and prorated amounts.
- Ability to work independently and collaboratively as part of a team.
- Proficiency with Microsoft Office; experience with Entrata or another property management system preferred.
- Ability to work evenings, weekends, holidays, and overtime based on community needs.
Education and Experience
- High school diploma or GED required.
- Bachelor’s degree in business, marketing, hospitality, communications, or a related field preferred.
- Previous experience in leasing, sales, customer service, hospitality, marketing, or property management preferred.
- Student housing or multifamily housing experience is a plus.
- An equivalent combination of education, training, and experience will be considered.
Physical and Work Requirements
- Ability to stand, walk, bend, reach, and move throughout the community.
- Ability to tour apartments, amenities, common areas, and outdoor spaces.
- Ability to work indoors and outdoors in varying weather conditions.
- Ability to occasionally lift or carry leasing materials, office supplies, and event items.
- Reliable attendance and schedule flexibility are required.
