Position Summary
The Centralized Leasing Specialist directly supporting high-priority leasing activity, the position serves as a portfolio-level leasing resource, using performance data, market intelligence, and independent judgment to recommend interventions and improve leasing results across assigned properties.
This role owns fast, consistent, human follow-up across the entire leasing funnel - leads, applicants, and renewals - with a relentless focus on urgency and conversion. The role is central to hitting pre-leased occupancy goals, particularly during renewal season and high-need leasing pushes.

Key Responsibilities:
Lead Management
- Pull and review leads by property; identify any prospect not contacted in the past two days.
- Execute timely outreach via call, email, and text, tailored to where the prospect is in their journey.
- Review prior notes before each contact and log detailed, contextual notes after every interaction.
- Review activity notes to determine true application status (started, partially completed, pass, fail, pass with conditions, relet, approved).
- Chase incomplete applications by contacting guarantors, emergency contacts, and potential roommates to move them forward.
- Identify roommate gaps and follow up with all parties to close out groups.
- Work started, partially completed, and unsigned renewals; contact residents and guarantors directly.
- Confirm rates and floor plan availability and communicate deadlines on pending renewal offers.
- Conduct prospect outreach and maintain clean, well-managed conversation records.
- Audit message history for quality and consistency, flagging gaps for property managers.
- Log all conversations and notes in Entrata.
- Track performance against the UP Leasing Performance Report.
- Document market feedback (on-campus waitlist status, dorm capacity, communication preferences) and overall observations per site.
- Gather and analyze feedback from prospects and residents to identify trends, opportunities, and areas for improvement.
- Translate feedback and key insights into actionable recommendations for corporate leadership and operational teams.
- Identify opportunities to leverage prospect insights to strengthen the property’s value proposition and enhance the prospect experience.
- Maintain a high volume of meaningful daily activity - well above minimum call thresholds.
- Treat every lead with equal urgency regardless of source.
- Operate with an "all hands-on deck" mindset.
- Prioritize tour follow-up, recognizing tours as the hottest leads.
- Additional duties and tasks as assigned.
- Follow Fair Housing standards and company policies in all interactions and documentation
- Experience in leasing, sales, or customer-facing roles, preferably in student or multifamily housing.
- At least one year of Leasing Consultant experience preferred.
- Proficiency with Entrata and Bonfire (or comparable leasing/CRM platforms) strongly preferred.
- Strong phone presence, written communication, and organizational skills.
- High sense of urgency, self-motivation, and comfort working independently in a remote/centralized capacity.
- Ability to interpret pipeline data and prioritize outreach accordingly.
Work Schedule & Location
- This is a full-time, 40-hour-per-week position.
- Employees work on-site Monday through Thursday at University Partners’ downtown Dallas office and remotely on Fridays.
- Candidates must be available to work this required hybrid schedule.
