Regional Maintenance Supervisor
JOB PURPOSE:
The Regional Maintenance Supervisor primary focus will be for the maintenance and oversight of all community properties. This position reports directly to the Director of Maintenance.
PRIMARY DUTIES & RESPONSIBILITIES:
· Assist with oversight of all maintenance
Weekly work order oversight ensuring completion, while maintaining exceptional customer service to residents, vendors, and internal stakeholder.
· Ensure community efficacy while following budget guidelines, supervising and managing costs and repairs on all properties.
· Evaluates systems and facilities to determine maintenance or repairs that need to be performed.
· Provide training to all maintenance staff members.
· Assist with scheduling work orders, as needed.
· Adhering to all government policies including OSHA and EPA guidelines.
· Reviewing work with outside contractors prior to completion.
· Maintaining operations and response plans for issues such as asbestos, lead, and mold.
· All other responsibilities as assigned.
Specific Responsibilities:
· Make-Ready Preparation: Review make-ready report on a daily basis and assisting with schedule turn responsibilities, as needed.
· Logs: Assist with maintaining MSDS/OSHA/EPA logs in shop and office. Keep office staff and maintenance staff informed at weekly meetings of changes in MSDS sheets.
· Ensure Preventative Maintenance Schedules are outlined and followed.
· Inspections: Ensure inspections are performed and all breezeways are inspected monthly.
· Calendar: Develop a calendar for breezeway cleans and other non-daily tasks.
· Make-Ready: Review make-ready condition with contractors on an ongoing basis.
Quarterly & Ongoing
· Training: Assist with ensuring Maintenance Staff have proper training and certifications.
· Warranties: Where applicable, assist with keeping a log of warranty dates for major appliances and HVAC. Ensure equipment is inspected prior to the end of the warranty period.
· Emergency Vendor List: Assist with maintaining an on-call list for critical, time sensitive, vendor functions: gates, outside plumbing lines, major electrical, tree removal, and mold remediation.
· Equipment Inventory: Assist with keeping an accurate inventory of all equipment. Asist with verifying inventory at least monthly and provide a list of equipment to the Community Manager on a quarterly basis. Advise Director of Maintenance, Regional Manager, and Community Manager of any needed equipment prior to order being placed.
· Vendor Coordination: Assist with coordinating all vendors during turn process and ensure that vendors stay on schedule.
· Unit Inspection Post-Move In: As part of the quarterly maintenance review, coordinate all unit walks within 90 days of move-in.
· Budget: Assist to ensure a log is kept of required and upcoming capital projects. As part of the budget process, review capital needs with the Community Manager and compile a required.

· Ability to read, analyze, and interpret technical procedures, and governmental regulations. Ability to write reports, business correspondence, and procedure manuals.
· Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
· Ability to solve practical problems and has the ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
· Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume.
· Ability to read and understand operating statements and budgets.
· Professional demeanor resulting from previous maintenance experience.

Experience:
· Knowledge of building systems such as plumbing, electrical, and HVAC.
· Ability to work independently and lead a team.
· Experience in student housing and/or conventional housing industry.
· Previous Maintenance Supervisor experience
· Excellent analytical and problem-solving skills.
· Ability to identify issues and determine repairs that are needed.
· Excellent management and supervisory skills.
· Providing in-the-field training and mentoring to team members.
· Proficient with Microsoft Office Suite or similar software.
· The Regional Maintenance Supervisor role requires extensive travel ~ 85%
Due to the extensive travel of the role, this role prefers the selected employee to live near / within reasonable commute to an international airport.
EDUCATION REQUIREMENTS:
· High school diploma or equivalent.
· 3 to 5 years hands-on general property/ facilities maintenance experience.
· 3 to 5 years hands-on experience in the installation, maintenance, trouble shooting, and repair of building mechanical systems, including HVAC, plumbing and electrical systems.
· Must have basic computer skills necessary to enter and retrieve data from a computer and to program access gates and systems via the computer.
CERTIFICATES, LICENSES, REGISTRATIONS:
· Must be HVAC certified.
