Role purpose
Maintenance Technicians support the condition, safety, and functionality of the community by completing service requests, preparing units, maintaining common areas, and delivering excellent resident service.



Responsibilities

  • Provide excellent service to residents, guests, vendors, and team members while maintaining positive resident relations
  • Complete routine service requests within 24 hours and communicate maintenance concerns to the Maintenance Supervisor
  • Maintain cleanliness and organization across common areas, grounds, model units, vacant units, breezeways, and the maintenance shop
  • Perform work orders, unit turns, punch walks, lock changes, and make-ready tasks according to schedule and standards
  • Coordinate with vendors, support move-in and move-out readiness, and ensure units meet quality expectations before occupancy
  • Maintain accurate documentation including work orders, logs, inspections, inventory tracking, and safety records
  • Conduct daily inspections to identify maintenance issues and uphold community standards and curb appeal
  • Support preventive maintenance including filter replacements, safety checks, and scheduled inspections
  • Monitor supplies, tools, and equipment while reporting inventory needs to the Maintenance Supervisor
  • Maintain OSHA, MSDS, and safety compliance while following company policies and procedures
  • Participate in daily planning with the Maintenance Supervisor, maintain timekeeping, and follow overtime approval guidelines
  • Provide weekend coverage and rotating on-call support as required
  • Assist with additional maintenance and community support tasks as assigned


Qualifications

  • Prior maintenance experience required; student housing or multifamily experience strongly preferred
  • Working knowledge of HVAC, plumbing, electrical, and basic construction with strong mechanical aptitude
  • Experience supporting student housing operations including turns, high-volume timelines, and move-in readiness preferred
  • Ability to work evenings, weekends, peak turn periods, and participate in on-call rotations
  • Strong customer service, communication, organization, and time management skills
  • Professional, reliable, detail-oriented, and able to work both independently and as part of a team
  • Must have own tools and ability to lift, climb ladders, and work indoors and outdoors in varying conditions


Education & certifications

  • High school diploma or GED required or equivalent experience
  • HVAC certification preferred where required
  • Valid driver’s license and proof of insurance required


Work environment

  • Combination of indoor, outdoor, residential, and mechanical environments with exposure to weather, noise, chemicals, and equipment
  • Role requires walking, standing, lifting, climbing, and physical activity throughout the day
