University Partners is closely integrated with, and works closely, with KKR to develop acquisition strategy, evaluate new investment opportunities and optimize the performance of the portfolio.

Primary Duties & Responsibilities:

  • Implement revenue optimization strategies through dynamic pricing models, market research, and performance analysis across a growing student housing portfolio.
  • Develop and maintain asset‑ and portfolio‑level financial models
  • Build scenario and sensitivity analyses to support budgeting, forecasting, and strategic decision‑making across market, operational, and capital assumptions.
  • Translate unstructured data into modeled assumptions and decision‑ready insights.
  • Track, analyze, and interpret data using internal performance KPIs and public data sources including College House, Axiometrics, CoStar, and other proprietary surveys
  • Maintain and update UP’s internal database and revenue model (e.g. pre-leasing, competitive PBSH and multifamily rents, market supply and demand, and more
  • Distribute daily, weekly, and monthly operational reporting across revenue, staffing, maintenance, and reputation metrics, ensuring data accuracy and timely insights to support operational performance
  • Manage floorplan level pricing recommendations to ensure alignment with market conditions, asset specific leasing velocity, and portfolio revenue targets
  • Collaborate with Operations, Asset Management, and Systems teams to deliver data-driven insights supporting strategic and operational decision making
  • Assist in developing annual property budget components in collaboration with Operations and Asset Management
  • Prepare detailed reports and present findings to University Partners Leadership, KKR, 3rd Party Management Clients and other joint venture and development partners
  • Periodic travel required to conduct asset and market tours, and tour assets in the Company’s Portfolio

Qualifications:

  • Bachelor's degree from an accredited 4-yr college or university
  • 3-4+ years of related experience in commercial real estate market research, investments, asset management or data analysis (student housing or multifamily preferred but not required)
  • Excellent verbal and written communication skills, with the ability to interact effectively with VP and C-level executives.
  • Ability to work collaboratively with cross-functional teams, including Asset Management and Property Operations
  • Prior experience in pricing analysis, revenue management, or a related field is highly desirable
  • Ability to demonstrate proficiency in Microsoft Office software with advanced Excel and PowerPoint skills
  •  Advanced Excel skills required for market research analysis
  • Experience with BI tools strongly preferred. (DOMO, Power BI, etc.)
