Leasing Manager - Student Housing

Position overview
The Leasing Manager leads the community’s leasing and marketing strategy while supporting daily leasing office operations. This role partners with the Community Manager to drive occupancy, develop the leasing team, and ensure a strong prospect and resident experience.
Responsibilities
• Lead, coach, and develop the leasing team to achieve occupancy, conversion, and service goals
• Oversee the full prospect lifecycle including lead management, tours, follow-up, lease execution, and renewal strategy
• Review and approve lease files, renewals, and rental criteria while ensuring Fair Housing compliance
• Maintain accurate records and ensure integrity of system data (Yardi/Entrata) and reporting
• Conduct market surveys, analyze performance trends, and recommend pricing and strategy adjustments
• Develop and execute marketing plans including campaigns, campus outreach, events, and digital presence
• Maintain brand consistency across website, social media, advertising, and resident communications
• Track leasing performance, pipeline health, availability, and roommate matching coordination
• Partner with the Community Manager on budgeting support, reporting, and invoice approvals related to leasing
• Lead weekly leasing meetings, provide performance feedback, and train staff on leasing techniques and service standards
• Support resident experience initiatives, events, newsletters, and outbound communication approvals
• Partner on move-in, move-out, and turn preparation including audits, documentation, and operational readiness
• Act as Community Manager in their absence when needed
Qualifications
- Experience in student housing, property management, or leasing leadership
- Strong leasing and marketing strategy experience with performance mindset
- Ability to analyze data, occupancy trends, and pricing strategy
- Experience training, coaching, or leading team members
- Strong organization, attention to detail, and time management
- Excellent communication, customer service, and problem-solving skills
- Ability to manage multiple priorities in a fast-paced environment
- Comfortable working weekends during peak leasing and turn periods
- Bachelor’s degree or equivalent experience preferred
- Experience with Entrata, Yardi, or similar property management systems preferred
- Proficiency with Microsoft Office required
