The ideal candidate will turn complex data into actionable strategies, collaborate across departments, and drive measurable improvements in revenue, occupancy, and property-level performance.
Job Purpose
The Manager of Operations Strategy is responsible for the tactical accuracy and property-level success of revenue strategies and broader operational performance across a portfolio of Student Housing assets. The role is weighted primarily toward revenue management — validation of property occupancy and revenue outlooks, pricing strategy, and system execution — with a secondary focus on operations strategy, covering non-revenue performance areas such as reputation management, maintenance and service delivery, and the data and analytics that support them. The Manager, Operations Strategy is responsible for bridging the gap between data analysis and execution to ensure every bed in the portfolio is priced competitively for its specific market and every property is held to consistent operational standards. This position reports directly to the SVP, Operations Strategy.

Job Responsibilities:
Portfolio Revenue Ownership & Strategy Execution
- Execute and own revenue performance across a portfolio of student housing assets, ensuring pricing, occupancy, and revenue strategies align with broader financial and asset-level objectives.
- Develop, maintain, and continuously refine portfolio-level revenue, occupancy, and rate growth projections to support proactive decision-making.
- Implement asset-level pricing, concession, and leasing strategies to achieve revenue growth and occupancy targets.
- Apply differentiated approaches across assets, balancing rate growth and occupancy based on performance, seasonality, and local market conditions.
- Identify underperforming and outperforming assets, assessing portfolio-wide risks and upside opportunities, and take corrective action or escalate data-driven recommendations as appropriate.
- Validate property-level pricing against BI outputs, competitive data, field intelligence, and local market dynamics.
- Translate corporate and portfolio revenue strategies, outputs, and market intelligence into actionable pricing, concession, and leasing execution plans at the asset level.
- Review and approve floorplan-level pricing recommendations, ensuring alignment with market conditions, asset-specific leasing velocity, and portfolio revenue targets.
- Develop and maintain revenue and leasing forecasts at the property and portfolio levels, owning portfolio forecasting accuracy by integrating historical performance and real-time operational insights.
- Review and interpret revenue management reporting prepared by the Sr. Analyst, identifying variances and driving corrections or opportunities.
- Monitor and assess key performance indicators, including occupancy trends, leasing pace, rate realization, and revenue per bed.
- Identify variances, risks, and opportunities, driving tactical adjustments and ensuring forecasts remain aligned with strategic priorities and evolving market dynamics.
- Evaluate leasing velocity, demand trends, and pricing performance to inform tactical adjustments.
- Own the revenue, occupancy, and rate components of the annual property budget process in partnership with Operations and Asset Management.
- Present portfolio performance, pricing strategy, and forecast updates to University Partners leadership, Investment Partners and third-party management clients.
- Monitor competitive pricing, market conditions, and macro demand drivers at both the asset and portfolio levels to inform revenue decisions.
- Direct the use of internal KPIs and third-party data sources, including College House, Axiometrics, CoStar, and proprietary surveys, to benchmark portfolio performance and validate pricing decisions.
- Incorporate real-time leasing results and field intelligence into pricing, forecasting, and system decisions.
- Partner closely with Operations, Asset Management, Marketing, and Systems teams to understand property performance, campaign effectiveness, and demand impacts.
- Own the definition, tracking, and reporting of non-revenue operational KPIs across the portfolio, including reputation, maintenance service performance, and staffing.
- Monitor online reputation and resident satisfaction metrics, including review volume, ratings, response time, and sentiment, and partner with operations and marketing teams on corrective action plans.
- Track maintenance performance, including work order completion times, turn readiness, preventive maintenance compliance, and vendor performance, escalating trends that put occupancy or resident experience at risk.
- Own the daily, weekly, and monthly operational reporting package produced by the Sr. Analyst, ensuring leadership receives a single, accurate view of performance across revenue, staffing, maintenance, and reputation metrics.
- Ensure data integrity across operational reporting sources, reconciling discrepancies between systems and establishing consistent definitions for shared metrics.
- Translate operational data into recommendations that improve efficiency, resident experience, and property-level results.
- Oversee the Operations Strategy team, setting priorities, reviewing work product, and building analytical capability across the team.
- Delegate recurring analysis, reporting, and validation work while retaining ownership of accuracy, timeliness, and quality.
- Provide ongoing coaching, feedback, and performance management aligned with departmental goals.
- Perform other duties as assigned by the supervisor to support evolving revenue and operations initiatives and business needs.
- Travel periodically to conduct asset and market tours across the portfolio.

Skills, Knowledge & Expertise
Education/Experience:
- Bachelor's degree from an accredited four-year college or university, preferably in business, finance, real estate, or analytics.
- 5+ years of experience in revenue management, property management, or leasing and marketing, with student housing or multifamily experience preferred.
- Detailed knowledge of student or multifamily housing.
- Highly detailed and the ability to manage a high volume of property level data with timeliness and precision.
- Experience leading, mentoring, or directly supervising analytical staff.
- Advanced Excel skills and working proficiency with BI and reporting tools (DOMO, Power BI, or similar).
- Strong written and verbal communication skills, with the ability to present findings and recommendations to senior leadership.
